Booking & Payment

A deposit is required to secure a booking.  Deposit amount depends on length of stay. The remaining balance is due one week prior to arrival.  A credit card may also be required for further security.  

Please note cheques should be made payable to Mrs Isla McLellan. Paypal payments will be subject to a 4% surcharge.

Cancellation Insurance

Tenants are strongly advised to take out holiday insurance to cover loss or damage to personal effects and cancellation expenses.  We insure our premises against fire etc. but under no circumstances can we be held liable for loss or damage of tenant’s property.

 Entry and Departure

Properties are normally let on a weekly basis from Saturday to Saturday.  Tenancies begin at 3pm on the day of arrival and ends at 11am on day of departure.  Where late arrival is expected it is essential that we are notified in advance.

Conditions of Tenancy

Under no circumstances may the number of people occupying the property exceed the number shown on the details of the property.  We reserve the right to refuse entry or revoke the booking if this condition is not observed.

The property shall be used solely for holiday purposes and the Tenant shall not sub-let the hired premises, or any part of the hired premises. 

The Tenant shall allow the owner or her employees entry to the premises for all reasonable purposes only.

The contract effected on confirmation of booking relates to a holiday let only and is therefore not an assured tenancy in terms of the Housing Scotland Act 1988. This confers on the Tenant right to occupy the property for the period agreed for holiday purposes only.

Breakages and Cleaning

Breakages or damages will be charged to the Tenant and must be reported to Mrs McLellan immediately in order that the item(s) may be replaced or the damages can be fixed before arrival of the next Tenant. 

The Tenant should maintain the premises and contents in a clean and tidy condition and leave it in a similar condition on departure.  In the event that the property is not left clean and tidy on departure, we reserve the right to make an additional charge to the Tenant to cover the extra cost of cleaning. 

Gas and Electricity

Gas and electricity bills are included in the weekly rate however should an exceptional amount be used then an additional charge will be made.

Linen

Bed linen, towels and kitchen cloths are provided.

Maid Service (optional)

A maid service is provided at no extra cost on a Monday, Wednesday and a Friday. 

Parking Permits

Parking permits are provided for on street parking.  2 permits are allocated per flat.  A charge of £5 per permit will be charged should the permit not be returned.

Pets

Pets are not allowed however exceptional circumstances will be considered.
